Timing sniper Heungsam's special real estate trading lessons
With 3.5 million cumulative visitors to his Naver blog and 3,000 people paying attention to each post, 'Heungsam', a master in the field, is finally publishing his first book.
Before he started investing in real estate, he was an ordinary irregular worker earning less than 2 million won a month. However, through 10 years of relentless real estate investment, he achieved a quantum jump in his assets and successfully entered a prestigious area of Seoul.
In his first book, "The Art of Transferring to a Higher Level," which he wrote over the course of three years, he generously shares his experiences of success and failure, as well as the investment know-how and tips he gained from those experiences.
He is called a 'timing sniper' in the field, as he travels around the country and picks out 'money-making places'.
It is famous for making higher profits than others when buying the same apartment by timing it right when it's right and right when it's wrong.
Heungsam reveals all of his unique trading techniques, including how to spot the ups and downs of real estate prices, how to judge the real estate cycle with accurate data, and how to read leading indicators.
Having experienced both the boom of 2021-2022 and the crash of 2023, it's a time of great concern for both homeowners and non-homeowners.
People without homes are worried about when and where to buy to avoid the pain of a crash, and those who own homes are stamping their feet because while prices in the three Gangnam districts and the Han River belt, commonly referred to as "upscale areas," are soaring, the prices of their own apartments are not.
The timing investment method that Heungsam teaches will guide all of these people to the fastest shortcut to Gangnam.

Into the book
The hyper-polarization of real estate is becoming increasingly severe.
In addition, high-quality stocks are good at protecting against price declines in a bear market and are the first and most significant to rise in a bull market, so you should aim for high-quality stocks to safely protect your assets and increase your profits.
But realistically, not everyone can go to Gangnam right away.
So what is needed is a transfer, a change of train.
Just as a seemingly endlessly wide river can eventually be crossed by building stone bridges one by one, I can find the best location within my means and move to a better place one by one.
In other words, if I can't go to Gangnam right now, the most realistic solution would be to sequentially move from a lower-tier area to a mid-tier area, and then from a mid-tier area to a higher-tier area.
--- p.24, from “Why are we more envious of ‘a person with one apartment in Gangnam’ than ‘a person with 100 apartments’?”
I suspected that the real estate market across the country was still in a bubble in the spring of 2022, so I constantly asked myself, "When will the decline begin?"
But no matter how much I analyzed, I couldn't find the answer within the real estate market.
Then, after the coin and stock markets collapsed, I saw the real estate market immediately enter a sharp decline, and only then did I hit my knees.
I found out too late.
Signals from Bitcoin and stocks are leading indicators of the real estate market!
--- p.34, from “When Bitcoin and stocks rise, real estate rises too”
Deciding on ‘my own Gangnam’ is not so simple.
This is because everyone's desired residence changes depending on their life cycle.
Even though you may be able to easily commute for 1-2 hours now when you are young, it is uncertain whether you will be able to handle that distance in 3-5 years.
For some people, having children may be more important than the rate of increase in assets to ensure a conducive environment for raising children.
But does that mean we can evaluate a location solely based on residential satisfaction? Of course not.
Everyone has a 'wannabe location' they'd like to live in someday, but those places often go up in price and disappear before they can save up enough money.
To get even a little closer to that point, I need to put my money in an asset class that will draw an upward curve and take me closer to my goal, and that will grow my assets beyond just being an inflation hedge.
Therefore, if I were to define 'my own Gangnam', I would say it is 'the best area I can choose when comprehensively considering transportation, school districts, infrastructure, and future prospects with the funds I have.'
--- p.55, from “My own strategy for finding Gangnam to enter Gangnam”
‘Record low birth rates’ are a regular topic of news every year, and the decline in the school-age population due to the low birth rate is particularly serious in rural areas.
Some predict that the importance of school districts will decline in the future because of this significant decrease in student numbers.
But I think the opposite.
It's like when a drought comes, the water dries up from the edge of the lake.
Fish that used to live on the edges will gradually move to the center of the lake where there is water, and competition in the center of the lake will become fierce.
Even with the number of children decreasing, it is clear that parents will competitively flock to school districts in search of a better educational environment.
Even with a declining birth rate, demand for "good schools" will only become more concentrated, and interest in school districts will inevitably intensify.
--- p.119, from “The immortal fortune is the school district”
When you look at the real estate market, you feel that real estate moves according to a certain flow, just like the seasons.
Just as flowers bloom in spring and leaves grow lush in summer, the market always moves in the same pattern and never randomly.
There are always regions that react sensitively to an increase first, and then there are regions that follow.
This is not a coincidence, but the result of repeated movements of funds and psychology over a long period of time.
So, you always have to look ‘where the wind blows first’.
A small number of transactions start somewhere and spread to nearby areas, then spread throughout the city and then the entire country.
A seemingly insignificant jolt may actually be a signal for a market shift.
--- p.177, from “The wind of investment blows in a set direction”
There are places that may not look as good as Hanwoo right now, but at first glance, they may look like dairy cows, but there are definitely places that have the momentum and good news of Hanwoo fertilized eggs.
This is not limited to the metropolitan area.
It is certainly possible to start investing in a local metropolitan city, increase your assets, and then move to Seoul.
Let's find out where construction starts, sales, and permits are plummeting nationwide.
If you find it, you can buy a property that fits your budget, bury it, and leave it to the flow of time.
Then, the asset will soon enter a period of recovery and growth, and it will increase my seed money and lay the foundation for reaching Gangnam.
But there is one thing I would like to ask you.
As mentioned before, knowledge industry centers, residential accommodations, and one-room and two-room officetels cannot be Hanwoo.
--- p.201, from “If you can’t go straight, build a bridge”
There are times when you should sell even if your target return has not been reached and no significant supply is expected.
It's time to grab a better piece of gear than mine.
When the profit from the apartment I bought is disappointing or falls below the purchase price, many people think about 'getting their principal back' and put off selling indefinitely.
This is a common occurrence in correction or bear markets.
But we need to change our perspective a little.
A bear market or correction is a great opportunity to sell your stocks cheaply and buy others' stocks cheaply.
This is especially true in B- and C-class areas, such as the Nodogang River in Seoul or the outskirts of Gyeonggi-do.
Rather than hoping for a big profit from where you are now, it is a much wiser choice to negotiate appropriately and sell, and to secure a prime location in central Seoul or Gyeonggi-do.
--- p.232, from “The Four Laws of Selling That Ensure Profit”
Even if it seems like the upward march will never end, there is always an end to the upward climb.
If you don't guard against impatience and greed during that time, 'getting bitten' can happen to anyone.
It's not easy to get in at the perfect time and get out at the perfect time.
Even if you get excellent timing at first, it's likely beginner's luck.
The more you invest, the more you have to reduce your greed.
As your assets grow, you should use less leverage and pay off your loans little by little to reduce your debt.
The time when money comes in is fleeting.
Always remember that this period may end soon and prepare a way to deal with risks so that you do not collapse even when a bear market comes.
--- p.261, from “You must be most careful of impatience and greed”
The boom doesn't last forever.
Whether it's business or investment, rather than becoming intoxicated by the success of something, remember that it's precisely the time to prepare for a recession and think about how to survive.
Investing is not a game for those who just buy and sell, but for those who stay in the market for a long time.
Let's put aside our impatience and invest at our own pace.
Those who don't chase trends, but follow proven trends and safeguard their assets, ultimately go the furthest.
In addition, high-quality stocks are good at protecting against price declines in a bear market and are the first and most significant to rise in a bull market, so you should aim for high-quality stocks to safely protect your assets and increase your profits.

Publisher's Review
A non-regular worker with a monthly salary of 1.9 million won
Until entering the upper class of Seoul
A "master in the field" whose single post attracts 3,000 people.
Heungsam reveals his investment know-how for the first time!
Whether you own a home or not, you tend to sigh in worry when faced with real estate.
This is because a home is one of the three essential elements of our lives: food, clothing, and shelter.
Everyone needs a home where they can comfortably rest their bodies, and the type and location of the home needed varies at each stage of life.
So, people without homes who have been watching the current downturn are hesitating about 'when to buy so as not to catch a peak, and where to buy so as not to fall', and people who own homes are also worried because the price of 'the house I want to move into' keeps going up while the price of my home remains stagnant.
When will I finally be able to own a home in a satisfying location and live comfortably? Is moving into the so-called "upscale" areas of Gangnam's three districts and the Han River Belt a distant dream?
In "The Art of Transferring to a High-Level Region," Heungsam shares all of his investment know-how, along with the encouragement that "there is still a chance to enter a high-level region."
Before he started investing in real estate, he was just a part-time worker earning a monthly salary of 1.9 million won.
No matter how much I tightened my belt and worked hard, my assets did not increase easily.
With the solemn thought, "I don't want to raise my child in this kind of environment," I saved up 40 million won in seed money and tried to invest in real estate, but my long-awaited first investment ended up being a huge failure.
I just caught the top of the rising market.
The feeling of satisfaction from receiving monthly rent was short-lived, but I could only sigh as I looked at the apartment price graph that only showed a downward curve.
Still, Heungsam did not give up.
I scoured the eight provinces of the country to find money-making opportunities, and I was willing to move from east to west several times to invest and switch jobs.
In this way, he was able to experience the joy of entering a high-class district in Seoul after 10 years.
“I bought the same apartment
“Why did he earn 500 million won and I only earned 100 million won?”
When to buy and when to sell
Heungsam's timing insight that will make you realize it on your own
Heungsam did not hesitate wherever he saw an opportunity.
He traveled diligently to plant his flag in every corner of the country, including the Seoul metropolitan area, Cheonan, Busan, Jeonju, Daejeon, Iksan, and Cheongju, to the point where there was no place he had not set foot on.
The truth about investing that I realized while doing so is that 80% of real estate investing is about location and timing, and if you don't know 'timing' in particular, you will never make money.
What I naturally realized while investing nationwide was that real estate has a certain cycle, and that the cycle is slightly different in each city.
Knowing the signals that appear when the cycle changes allows for dreamy trading like 'buying on the knee and selling on the shoulder'.
"The Art of Transferring to a High-Level Land" contains all the signals that Heungsam discovered while working in the real estate market.
This book explains how to infer the direction of the real estate market through various indicators such as population, supply and demand, rental rates, interest rates, and money supply, and how to actually increase the hit rate of investments through this data.
The most distinctive aspect of his insight is ‘Bitcoin’.
Unlike most investors who focus solely on real estate, Heungsam also has a broad interest in Bitcoin and altcoins. He uses macroeconomic and coin movements to predict how asset markets will change in the future and how the real estate market will be affected.
By reading these 'leading indicators' that Heungsam explains, anyone can learn how to read the turning points of ups and downs.
“No more regrets on the last train up,
“Enjoy the benefits of the bull market to your heart’s content!”
The right position to climb now, guided by 'Timing Sniper' Heungsam.
The fastest bridge strategy to get to Gangnam
What people interested in real estate want to know most is, 'How can I get into Gangnam?'
Heungsam uses timing to guide you through the bridge strategy to get to Gangnam as quickly as possible.
The importance of the first house, the first stepping stone to Gangnam, is enormous, but many people choose a house for simple reasons like, "It's a familiar neighborhood," or "It's close to my current workplace," and later regret it.
Or, they may make unreasonable choices without considering their own circumstances, which can lead to discord in the family.
Heungsam, a veteran investor and father of two, offers meticulous guidance on how to find your own Gangnam, firstly, by shortening the journey to Gangnam, and secondly, by ensuring continued happiness in your investments.
If you follow the author's "Finding Your Own Gangnam" by considering various conditions such as age, income, and family structure, even a real estate beginner will not only find their own Gangnam, but also be able to enter the "real" Gangnam faster than anyone else with the bridge strategy for each seed money he introduces.
Here, Heungsam carefully selects and guides you to locations that are "buy timing" and should be jumped on immediately in the second half of 2025.
You can develop an eye for location and aim for immediate returns by looking at promising investment complexes, investment points, and location characteristics that are picked up like a pair of tongs.
Heungsam also shares the phenomena and experiences he has experienced during periods of decline, recovery, rise, and overheating, and imparts 'investment wisdom' that is more valuable than knowledge.
It's filled with invaluable advice that only seasoned investors can offer, including tips on the temptations and traps that beginner investors can easily fall into, the attitudes to watch out for as your assets grow, and how to effectively sell your holdings while maintaining objectivity.
Through this book, anyone can practice the art of buying on their knees and selling on their shoulders, and take a step closer to the place they want to live.
