I have been teaching real estate to students for over 20 years.
Real estate fraud has been a constant topic of news for the past 20 years.
Because a lot of money is involved in real estate transactions, the loss and pain caused by even one wrong contract can be enormous.
Therefore, the suffering suffered by victims of real estate fraud is unimaginable.
One wrong trade can wipe out all the assets you've worked so hard to accumulate in an instant.

The contract can contain separate provisions that promise who is responsible for what and how in the event of various problems arising with the property.
This is called a 'special contract'.
As in the previous example, if special provisions are not included in the contract, disputes over who is responsible when a problem arises often arise.
Therefore, when drafting a lease agreement, it is very important to clearly state the responsibility for any problems that may arise in the property and the portion that the landlord must bear.

So, what is the scope of a landlord's obligation to repair the property? Major parts of the building, such as the exterior walls, and basic utilities like heating, plumbing, electricity, and sewerage are the landlord's responsibility.
However, if the damage to the house is not severe enough to threaten the tenant's living environment, and the tenant can easily repair it without spending a lot of money (e.g., replacing a shower head or light bulb), the landlord has no obligation to make repairs.
Therefore, the tenant will be required to make several small repairs during the lease period.

The Housing Lease Protection Act is a law created to protect and strengthen the rights of tenants.
This law sets standards for residential rentals and fully protects tenants.
The Residential Buildings Act applies only to residential buildings, while the Commercial Building Lease Protection Act (Commercial Building Lease Protection Act) applies to commercial buildings.
In summary, the Residential Tenancy Act is a law enacted to ensure the stability of the people's residential life with regard to the lease of residential buildings.

In other words, if we live only in 'renter mode', the world has become a place where it is difficult to maintain the current state of life.
