Author Kang Ho-dong had already experienced gentrification when he opened 'Lala Bread' on Songridan-gil. Instead of simply asking the building owner to raise the rent, he started solving this problem himself like CEO Baek Jong-won, and through this, he became wealthy.
Now, I wrote this book in the hope that self-employed people in the same line of work will experience fewer problems with building owners than I have, and become wealthy.

Living a life of leverage
When you start a business, you need space.
In most cases, they end up renting the space and taking on the role of tenant.
How much is the deposit and how much is the monthly rent?
Usually, I sign a contract for a space like this, start designing the interior for my business, and start dreaming about expanding my business.
In this obvious and natural situation, the building owner receives monthly rent, which the tenant thinks is a space rental fee, but to the building owner, it is 'leverage' of owning the building.
Because if the tenant doesn't pay the rent, the bank loan interest can't be repaid.
From this perspective, tenants are working hard to pay interest so that the building owner can own the building.
Have you ever thought about it this way? You probably wouldn't know.
The building owner said, 'Thanks to you, I'm paying the interest.
Because I don't say 'thank you'.
So most self-employed and small business owners live off the leverage of building owners.
Without even knowing it was leverage.
When a place becomes a hot spot, gentrification inevitably follows.
The area, formerly called Gyeongridan-gil because the Army Central Accounting Corps was located there, has become a popular hot place with many people flocking to it as it has become famous for its unique and diverse food from unique restaurants and cafes.
Since then, unique roads all over the country have become famous one after another, such as Mangridan-gil, Gongridan-gil, Jeonridan-gil, and Hwangridan-gil, and they have followed not only the name but also the fate.
All of them are facing the fate of having to close down their stores, which they have poured everything into, due to gentrification, where the building owner suddenly raises the rent.
A few years ago, on an educational program called [All-Knowing], guests well-versed in history and culture visited Hwangridan-gil and discussed this issue. They said, "There has been no way to prevent it in the history of mankind."
The phenomenon of wealth and real estate intertwining is inevitable, but the losses suffered by self-employed people are too great to give up and endure simply because it is inevitable.
Eventually, the author realized that even the king could not solve this problem, so he decided to solve it himself. He started studying real estate and became a building owner, solving this problem.
The worldview of leverage circles is changing the face of business.
The most harsh and cruel realization I have come to after being in business for over 20 years is that “it is difficult to become rich through business alone.”
It's no longer surprising to hear stories of self-employed people who are successful in business but fail to become rich.
